Sign up free, then upgrade →Benchmarks are not prices. They are ranges within which most legitimate transactions sit. A specific garage can be at the top, middle, or bottom of its range depending on condition, access, tenure, and dozens of other factors.
If a deal in the area is priced at the top of the range, ask why. New door, perfect access, freehold? Or just an optimistic vendor? If the price is at the bottom, ask what the catch is. Bottom-of-range pricing usually has a reason.
A 14% gross yield in a low-liquidity area is not the same investment as a 12% yield in a high-liquidity area. When you want to exit, the liquid market gives you a 4-8 week sale at fair value. The illiquid market gives you a 6-month chase and a discount.
Anything where the implied gross yield is more than 2% above the top of the local range deserves scrutiny. Either you have spotted something real, or there is a legal / structural / location issue you have not seen yet.
