These terms govern your use of GarageInvestor at garageinvestor.co.uk (the "Service"). By creating an account, subscribing to a paid plan, or using any feature of the Service, you agree to these terms.
The Service is operated by Secure Garage Space Ltd ("we", "us"), a private limited company registered in England and Wales, company number 14994092, registered office at 26 Reynolds Walk, Horfield, Bristol, BS7 0HU.
GarageInvestor is an information and analysis service for people interested in investing in UK garage (lock-up) properties. It includes:
Important. Nothing on GarageInvestor constitutes financial advice, investment advice, legal advice, or tax advice. Content is educational and informational only. We are not authorised or regulated by the Financial Conduct Authority.
Garage investments can lose value. Tenants can fail to pay. Locations can decline. Returns are not guaranteed. Always carry out your own due diligence and seek independent professional advice from a qualified adviser, solicitor, or accountant before making any investment decision.
Where we feature specific garage properties, our analysis is our opinion based on publicly available information. We do not warrant that any deal is suitable for your circumstances or that figures (rental estimates, yields, comparables) are accurate.
To use most features you must create an account with a valid email address. You are responsible for keeping your login credentials secure and for all activity on your account. Tell us immediately if you believe your account has been compromised.
You must be at least 18 years old to use the Service.
Paid plans are billed monthly in advance via Stripe. Prices are shown in GBP and include UK VAT where applicable. We may change pricing with at least 30 days' notice; existing paid members keep their original pricing for 90 days after notice.
Where a free trial is offered (currently 14 days on the Investor tier), you will not be charged until the trial ends. You can cancel at any time during the trial via your account billing page; if you cancel before the trial ends, you will not be charged.
You can cancel a paid membership at any time from your billing page. Cancellation takes effect at the end of the current billing period — you keep access until then. We do not issue partial refunds for unused portions of a billing period unless required by law.
If you cancel within 14 days of your first paid charge (after the free trial), email us at hello@garageinvestor.co.uk for a full refund. After 14 days, refunds are at our discretion. Statutory rights under UK consumer protection law are unaffected.
If a payment fails (e.g., expired card), we will retry several times and email you. If we cannot collect payment within 14 days, we may downgrade your account to the Free tier. Reactivate by updating your card.

We may suspend or terminate your account without refund if you violate these terms.
All content on the Service — including written analysis, calculators, design, code, and the underlying data compilations — is owned by Secure Garage Space Ltd or our licensors. You may view content for your personal, non-commercial use as part of using the Service. Beyond that, no rights are granted.
Where we link to external sites (auction houses, source listings, etc.) we are not responsible for their content, accuracy, or availability. Visiting third-party sites is at your own risk.
We aim to keep the Service available 24/7 but do not guarantee uninterrupted access. We may need to take the Service offline for maintenance, security, or upgrades, usually without notice but minimised in duration. Where reasonable we will let paid members know in advance via email.
To the maximum extent permitted by law:
Nothing in these terms excludes liability for fraud, death or personal injury caused by our negligence, or any other liability that cannot lawfully be excluded.
You may close your account at any time by emailing us. We may suspend or terminate your account for breach of these terms. On termination, paid memberships are cancelled (no future charges), but no refunds are issued for the current period unless required by law.
We may update these terms from time to time. Material changes will be emailed to registered users at least 30 days before they take effect. Continued use of the Service after a change indicates acceptance of the new terms.
These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
