A note on accuracy: This score is a triage tool. It uses regional benchmarks to flag obvious issues fast. It can't replace proper due diligence — read the legal pack, inspect in person, get a survey, and use our max bid calculator for the precise number.

How the scoring works

The scorer evaluates four factors and produces a 0-100 score plus a traffic-light rating:

1. Yield vs regional benchmark

The biggest factor. Each UK region has typical garage yields that the market accepts as fair value. A deal at the top of the range scores highly; one well below scores poorly. The benchmarks come from our analysis of UK auction transactions.

2. Rent reasonableness

The model checks if your rental estimate is plausible for the region. Wildly high rents flag a caution to verify with comparables — over-optimistic rent assumptions are the most common reason yields look better on paper than in reality.

3. Tenure

Freehold scores best. Leasehold gets a small reduction unless we can verify the unexpired term. Unknown tenure flags a critical verification item.

4. Condition

Drives the estimated annual costs and therefore the net yield. Poor-condition garages can still be great deals, but only if the price reflects the work needed.

What the colours mean

  • Green (70-100) — numbers are sound vs the regional benchmark. Worth proceeding to deeper diligence.
  • Amber (45-69) — mixed signals. Don't bid until you've resolved the caution items.
  • Red (0-44) — the deal as described doesn't meet typical investment criteria. Walk away or significantly renegotiate.

How to use this in practice

Pull up an auction catalogue (Allsop, Auction House, BidX1). Score every garage lot in the catalogue using this tool — takes 30 seconds each.
